It is offered by using 2 separate agreements. A lease agreement and an option contract. The lease is for 1-3 years with a pre-determined option to purchase contract.

  2. The tenant has to have verifiable income that shows the tenant can make the monthly payment.  
  3. Tenant must have a deposit of 10% minimum of the asking price of the property they select.
  4. Tenant must have a checking/savings account where the monthly payment is debited from using www.rentredi.com tenant app.

  3. Tenant must have money to pay for closing costs which covers the Title/Attorney fees title report, title insurance, appraisal, inspection, pro-ration of taxes, 1 year of homeowners insurance, etc.

Once a tenant gets 3 payments behind, GJP will start the legal process to foreclose.

Tenants who qualify must have verifiable income and a down payment of at least 10% down. The deed is transferred into the tenant/buyers name and a mortgage or deed of trust is recorded at the county courthouse where the property is located. Tenant/buyer will receive a promissory note.
