How is this possible?

GJ Property Holdings, LLC is a property management company who has owned and managed over 120 units now focuses on single family homes they own or properties they have an equitable interest in throughout the Southeast. We don’t manage anyone else’s properties. We can creatively assist tenants wo want to become homeowners by offering them clean, affordable single family homes using techniques that Banks can’t or don’t offer. Oftentimes our tenants who rent from us want to buy the home they are renting so we offer them an opportunity to become a homeowner.

Below are the 3 different options we offer.  
 
  1. Rentals:  2, 3 4 bedroom clean affordable single family homes.  Specifically, when a tenant ONLY wants to rent we accept section 8 vouchers.  Section 8 tenants are not eligible for the lease/option or owner financing programs.  Click here to learn more.

  2. Lease/options:   where there’s a pre-determined price and the tenant/buyer pays monthly rent until a specific timeline where they have the first right to exercise the option to buy the home.  10% of each payment that is made on time is credited to the purchase price when the tenant exercises the option to buy the home.  Click here to learn more.

  3. Owner financing:  A tenant/buyers who has verifiable income and a large down payment is eligible.  This process is done the same way a bank loans money where a promissory note and mortgage/deed of trust is created, the tenant/buyer signs the documents with a Title company/Attorney and the documents are recorded at the county courthouse where the property is located.  Which option do you want?  Your eligibility will depend on your individual situation.  Maybe you have to rent first to address any issues or concerns you have with credit, verifiable income or a down payment before you can do the lease/option.  Maybe you start off with the lease/option and decide that owner financing is what you really want to do.  Whatever the situation our team with meet with you and evaluate every option.
